We remove the black streaks, algae, moss, and lichen from Orlando shingle, tile, and metal roofs with a low-pressure soft wash, never a pressure washer. Free quotes, $200–$500 for most homes.
Drive through almost any Orlando neighborhood and you'll see it: dark streaks running down from the ridge of the roof, usually heaviest on the north side or wherever trees keep the shingles shaded. Most people assume it's dirt, mildew, or a sign the roof is worn out. In most cases it's a living organism, a type of blue-green algae commonly known as Gloeocapsa magma.
That algae travels on the wind and settles on roofs, and Central Florida gives it almost everything it wants. We get long, hot summers, humidity that rarely lets up, afternoon storms that keep roofs damp, and plenty of oaks and palms throwing shade. As the algae grows, it forms a dark protective coating, which is the black color you see from the street. The streak shape comes from rainwater carrying it down the slope.
Once algae is established, moss and lichen often follow, especially on shaded sections and on tile. Growth holds moisture against the roof surface and keeps spreading if it's left alone. Even when the roof itself is sound, a streaked roof can make a well-kept home look older and tired, and it's often the first thing people notice from the curb.
A pressure washer is the right tool for a concrete driveway. It's the wrong tool for a roof. A high-pressure stream can knock the protective granules off asphalt shingles, force water under shingles and tiles, and crack or chip tile. It can also leave the roof looking clean for a short time while the algae's roots stay behind.
Soft washing works the other way around. We apply a cleaning solution at low pressure, much closer to a garden hose than a pressure washer, and let the solution break down the algae, moss, and lichen. Then we rinse at low pressure. The cleaning comes from the solution, not from blasting the surface, so it's gentle on the roof and treats the growth rather than just the stain on top of it.
Because soft washing treats the algae instead of just rinsing the surface, results tend to last much longer than a quick pressure rinse. Many Orlando homeowners plan a roof soft wash every 2–3 years, but the honest answer depends on your roof. A roof shaded by big oaks, near a lake, or facing north will usually see growth come back sooner than a roof in full sun. Keeping gutters clear and trimming branches back from the roofline both help. We'll tell you what we see on your roof and roughly what to expect.
Before we start, we walk the property, look at the roof, and wet down the plants and landscaping near the drip line so they're protected. Then we apply the soft wash solution at low pressure, give it time to work on the growth, and rinse. Afterward, we rinse the plants again and do a walkthrough with you. We bring our own water supply on our trailer rig, so we don't need to tap into yours.
Most streaks lighten right away. Some heavier staining keeps fading over the next days and weeks as rain rinses away what's left, so the roof often looks even better a little while after we leave. You don't need to be home the whole time, but it helps to keep pets inside and move cars away from the drip line while we work.
Whatever comes off the roof ends up in the gutters and running down the walls, so a roof cleaning pairs well with gutter cleaning and house washing on the same visit. If your concrete needs attention too, see driveway cleaning in Orlando.

No. We clean roofs by soft washing, which uses a cleaning solution applied at low pressure. High pressure can strip shingle granules, force water under shingles, and crack tile, so we don't use it on roofs.
They're usually algae, commonly Gloeocapsa magma, which spreads easily in Central Florida's heat, humidity, and summer rain. It forms a dark coating that rain spreads into streaks down the roof.
It depends on shade, trees, and how close you are to water. Many Orlando homeowners plan on a roof soft wash every 2–3 years. Shaded and north-facing roofs usually need it sooner.
We wet down plants and landscaping near the roofline before we start and rinse them afterward. It's best to keep pets inside while we work.
Yes. We soft wash asphalt shingle, concrete and clay tile, and metal roofs, plus flat and low-slope porch and lanai roofs.
Not the whole time. We need access to the outside of the house and a spot for our trailer. We bring our own water, so we don't need yours.
